China Real Estate Sector Report 2021 3rd Quarter

In the second quarter of 2021, the sales volume and sales revenue of China’s real estate sector reached 526mn m2 and RMB 5,455bn, which represented y/y increases of 11.2% and 17.2%, respectively. Compared to the second quarter of 2019 before the coronavirus crisis, these two indicators also achieved increases of 14.5% and 25.1%, respectively. On the one hand, due to the great external uncertainty caused by the overseas COVID-19 pandemic, China maintained its expansionary monetary policies in the second quarter. As a result, the country’s broad money supply (M2) rose by 8.6% y/y to RMB 231.8tn, while its loan prime rate (LPR) was still kept at the lowest level since 2019. The easing policies boosted the liquidity of China’s financial market, reduced the cost of mortgage loans, and thus stimulated the demand side of the real estate sector. On the other hand, given the prosperity of the real estate market, many potential real estate buyers expected the authorities will adopt more transaction-restraining measures and therefore accelerated their purchasing process.​
